New apartments in Jasper will have to wait another half a year before the development can progress.
Fences have recently been installed around the Parcel GB site as the previously extended timeline for MDMC Development to get a development permit from Parks Canada passed in June.
“The lessee has received a development permit extension from Parks Canada to December 15, 2024 as they are actively working with the Municipality of Jasper to fulfill municipal development requirements such as a Fire Safety Plan, off-site levies, utility connections and construction impacts to traffic,” read a statement from Parks Canada’s Realty office to the Fitzhugh.
“The lessee has a permit to continue site preparation and grading, as well as tree and vegetation removal.”
The site at 801 Connaught Drive has been cleared of trees since January 2023. Until the fencing was recently installed, no previous activity was observed except for the storing of concrete drainage pipe pieces.
The Fitzhugh reached out to the Municipality of Jasper to learn more about municipal development requirements. No response was received before press time.
“MDMC Development obtained a development permit extension from Parks Canada for Parcel GB development,” read a Parks Canada statement emailed to the Fitzhugh.
Parcel GB was released by Parks Canada in for a future affordable housing development and purchased by the private developer. The leasehold for the 1.01-hectare lot was first put up for $6 million in late 2018. The development includes two 72-unit rental apartment buildings.
At the time, it was speculated that the construction of both buildings could have been completed by this year.
Excavators were on site during early January 2023 to clear the trees and start the site preparation. Several concrete drainage pipe pieces have been stored on the site since the late summer last year.
